Foundation wall cracks are the most common source of water seepage in poured concrete foundations. These cracks are typically caused by stress, settling, or shrinkage during the concrete curing process.

Generally, most cracks are hairline (less than 1/8” wide) and run vertically or diagonally from the top of the foundation wall to the bottom. They penetrate through the entire wall, which is why they leak. If your foundation walls are covered by paneling or drywall, our Basement Advisor can often locate the cracks from the exterior, provided the top of the foundation wall is exposed above ground level.

While most cracks do not pose structural concerns, those that do are typically wider than 1/8”, run horizontally, or stair-step into the mortar of the above-grade exterior brickwork. Additional signs of structural issues include a buckling or bowed foundation wall (see Wall Bracing), a sinking foundation, drywall cracks, and doors and windows that stick or do not close properly.
